Two New GLS Sites in East Coast and Serangoon North Could Add 320 Homes

Singapore has released two residential sites under the Government Land Sales programme that could add about 320 private homes in East Coast and Serangoon North, including housing options in established neighbourhoods with access to schools and public transport.

The Urban Redevelopment Authority released the two sites on Sept. 29 under the second half of the 2026 GLS programme. The East Coast Road site is on the Confirmed List and could yield about 85 homes, while the Serangoon North View site is on the Reserve List and could accommodate another 235 units.

The East Coast Road plot covers about 5,503 square metres and has a maximum gross floor area of 8,805 square metres. It is located near Siglap MRT station and is bounded by East Coast Terrace and Siglap Road, placing any future development within an established residential area.

The site is expected to produce relatively larger homes because of a minimum average unit size of 100 square metres. The requirement was imposed because the surrounding area has been identified as having traffic constraints, meaning developers will have to balance the number and size of units with the site’s capacity.

Unlike the East Coast Road site, the Serangoon North View parcel is being offered through the Reserve List. It has a site area of about 8,086 square metres, a maximum gross floor area of 20,215 square metres and an estimated yield of 235 homes.

Reserve List sites are not automatically put up for tender. A site proceeds to tender when a developer submits an application with an acceptable minimum bid, giving the government greater flexibility in responding to market demand.

The Serangoon North site is also positioned near several schools and future transport connections. The area is expected to benefit from the development of the Cross Island Line, which could improve connectivity for future residents as the rail network expands.

The two sites come as Singapore continues to use the GLS programme to increase the supply of private housing. The programme allows the government to release land progressively in response to housing demand while shaping development in different parts of the island.

The East Coast area is also undergoing broader transport and neighbourhood improvements. Government planning for the eastern region includes new MRT connections and the continued development of established towns and amenities, with the Cross Island Line, Thomson-East Coast Line and Downtown Line forming part of the wider transport network.

For the East Coast Road site, the tender will close at noon on Dec. 3, 2026. The Serangoon North View site, meanwhile, will depend on a successful application before it proceeds to a formal tender.
