Marina Square Is About to Change Forever—Singapore Land Unveils a Massive 2031 Redevelopment

SINGAPORE — One of Singapore’s best-known Marina Bay shopping destinations is preparing for a dramatic transformation.

Marina Square Shopping Mall will close on March 31, 2027, as Singapore Land Group (SingLand) moves ahead with a major redevelopment of the 9.2-hectare complex that is expected to be completed by 2031.

The project will add three new towers, overhaul the existing mall and transform Marina Square into what SingLand describes as Singapore’s first “hyper-mixed” development, bringing together homes, hotels, offices, retail, sports, wellness, culture and public spaces.

Three new towers are coming

The redevelopment will introduce three major buildings to the Marina Square site.

The centerpiece will be a 49-storey residential tower rising more than 190 metres. It will contain 204 luxury homes, including three- to five-bedroom apartments and penthouses.

A second building will be a 24-storey serviced apartment block with 260 units, aimed at longer-stay guests.

The third will be a 19-storey mixed-use tower combining a new 304-key hotel with approximately 13,000 sq m of premium Grade A office space.

These new buildings will be integrated with Marina Square’s three existing hotels:

  • Pan Pacific Singapore
  • PARKROYAL COLLECTION Marina Bay
  • Mandarin Oriental Singapore

The three existing hotels are expected to remain fully operational throughout the construction period.

The mall itself is getting a major makeover

The redevelopment isn’t just about adding skyscrapers.

The four-storey Marina Square mall will undergo a comprehensive asset enhancement initiative covering more than 76,000 sq m of gross floor area.

SingLand plans to reposition the mall around a broader mix of food and beverage, sports, wellness and lifestyle concepts, together with landscaped and pet-friendly areas.

The mall will also become a central connector between the surrounding towers, hotels and public spaces.

A new public park above Stamford Canal

One of the most distinctive features will be a 6,500 sq m public park above Stamford Canal.

The landscaped area is intended to add greenery and public space to the Marina Bay precinct, with planting, play areas and event spaces.

The wider project will also include more than 4,000 sq m of privately owned public space, a 700 sq m event venue and a 300 sq m central atrium within the mall.

The development is also planned to include arts and cultural spaces alongside sports and wellness facilities.

Marina Square is getting bigger

SingLand’s redevelopment follows a recent increase in the site’s allowable gross floor area.

The complex’s total GFA is expected to reach approximately 362,493 sq m, excluding certain bonus GFA for balconies and indoor recreation spaces.

That expansion gives SingLand room to create a significantly larger mixed-use destination while retaining a substantial portion of the existing mall structure.

The mall will close—but the hotels won’t

For shoppers, the most immediate change is the March 31, 2027 closure.

SingLand says it will continue organizing events and activities before the closure to maintain visitor traffic and support retailers.

The three existing hotels, however, will continue operating while construction takes place. The developer says it is working with stakeholders to minimize disruption and maintain accessibility and clear wayfinding for hotel guests and visitors.

A new vision for Marina Bay

SingLand says the redevelopment is designed to create a destination that remains active throughout the day and night.

The idea is to connect living, working, shopping, hospitality and leisure rather than treating them as separate parts of the district.

The project will also connect with the upcoming NS Square, with new pedestrian links and public spaces intended to make it easier to move through the wider Marina Central area.

SingLand CEO Jonathan Eu said the company wants to create a more connected destination where people can “live, work, stay and connect.”

Sustainability is also part of the plan

The three new buildings are targeting the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.

SingLand also plans to use the Marina Bay District Cooling Network and adopt a whole-life carbon strategy.

Rather than demolishing everything, the existing mall structure will be adaptively reused, allowing a significant portion of the original development to remain while new buildings and public spaces are integrated around it.

What Marina Square could look like by 2031

When construction is complete, Marina Square will be dramatically different from the shopping complex people know today.

The transformed precinct is expected to combine:

Luxury residences + serviced apartments + hotels + Grade A offices + retail + public parks + sports + wellness + arts and culture.

And with the project expected to be completed by 2031, one of Singapore’s most recognizable Marina Bay destinations is entering a completely new chapter.

But before that transformation begins, shoppers have a deadline to remember: Marina Square mall is scheduled to close on March 31, 2027.
