BANGKOK — One Bangkok Retail is setting its sights on another major jump in visitor numbers, targeting a 10% increase in 2027 after attracting more than 40 million visits annually and reaching about 96% retail occupancy.
The ambitious target comes as the large mixed-use development prepares to enter what its management describes as its “next chapter,” with additional offices, residential space and hotels expected to strengthen the flow of people through the district.
According to Bangkok Post, One Bangkok Retail is targeting a 10% increase in visitors next year. The company sees further growth coming not only from shoppers and tourists, but also from the expanding population of people who work, live and stay within the development.
More than 40 million visits already
The Nation Thailand reported that One Bangkok Retail has welcomed more than 40 million visitors annually, while retail occupancy currently stands at about 96% and is projected to reach 98% by the end of 2026.
The retail operation consists primarily of Parade and THE STOREYS, while the larger One Bangkok project is being developed as an integrated district combining retail, offices, hotels, residences, entertainment, art and green spaces.
One Bangkok originally positioned itself as a destination designed to combine shopping with work, leisure and lifestyle rather than operate simply as a conventional shopping mall.
The next growth engine: people who live and work there
One of the most important changes ahead is the continued build-out of the wider district.
The Nation reported that a second office tower, a residential building and two additional hotels are expected to open by 2027, potentially increasing the number of people who regularly spend time inside the development.
Management said the current visitor mix is roughly balanced between people from within the district and destination visitors, including shoppers and tourists.
That distinction could become increasingly important as One Bangkok expands. A larger permanent population could provide a more consistent customer base, while tourists and destination shoppers continue to contribute additional traffic.
Retail sales also gaining momentum
The visitor target comes alongside strong reported retail sales growth.
The Nation reported that total retail sales increased by more than 50% year on year as One Bangkok entered its third year of retail operations.
The development is also continuing to expand its tenant mix, with more than 500 fashion and lifestyle brands and more than 400 food-and-beverage outlets reported across the retail operation.
New openings planned for late 2026 include TSUTAYA BOOKSTORE, US streetwear label Edikted, HarborLand Island and additional dining and entertainment concepts, according to The Nation.
From shopping mall to urban lifestyle destination
One Bangkok’s strategy reflects a wider change in Bangkok’s retail market, where major developments increasingly compete through entertainment, dining, culture and events rather than relying exclusively on traditional shopping.
One Bangkok has promoted its retail component as an interconnected lifestyle destination, with Parade, THE STOREYS and the later POST 1928 phase forming part of a larger retail ecosystem. The company previously said the retail area was designed to exceed 160,000 square metres of net lettable space.
The project officially opened its first major public retail areas in October 2024, with additional components planned for later phases.
Bangkok’s retail competition is heating up
One Bangkok’s expansion comes as Bangkok continues to see major investment in large mixed-use developments.
Research from Krungsri expects Bangkok’s retail supply to increase as major projects come online, creating both opportunities and stronger competition among shopping and lifestyle destinations.
That means One Bangkok’s 10% visitor-growth target will depend not simply on adding more stores, but on continuing to give consumers reasons to return.
For the development, the next phase will be about turning 40 million-plus annual visits into sustained growth, while its expanding residential, hotel and office components create a larger built-in audience.
The big question now is whether One Bangkok can maintain that momentum as Bangkok’s retail landscape becomes even more competitive in 2027.
