Kallang 5-Room HDB Flat Sets S$1.588 Million Record Despite Sitting Below Previous High-Floor Sale

Kallang 5-Room HDB Flat Sets S$1.588 Million Record Despite Sitting Below Previous High-Floor Sale

A five-room HDB flat in Kallang Trivista has sold for S$1.588 million, setting a new resale record for five-room flats in Singapore’s Kallang/Whampoa area despite being located on a lower floor than the unit it displaced.

The Premium Apartment unit at 8A Upper Boon Keng Road, measuring about 1,249 sq ft, changed hands in September for S$1,588,888, equivalent to about S$1,273 per sq ft. The transaction surpassed the previous Kallang/Whampoa five-room record by S$38,888.

The previous record belonged to a 1,259 sq ft five-room flat at City View @ Boon Keng. Located on the 31st to 33rd floors, it sold for S$1.55 million in October 2025, or about S$1,231 per sq ft.

The new record-setting Kallang Trivista unit is on the 28th to 30th floors, meaning it commanded a higher price despite being in a lower floor band than its predecessor.

One factor distinguishing the property is its age. Kallang Trivista was completed in 2017, leaving the unit with about 89 years remaining on its 99-year lease.

That makes it considerably newer than many resale flats in Kallang/Whampoa, where older housing stock with shorter remaining leases makes up a substantial portion of the market.

The development also has relatively limited five-room supply. Block 8A contains only 27 five-room flats, alongside 81 three-room and 162 four-room units. The limited number of comparable units means transactions involving five-room flats can have a significant impact on price benchmarks within the development.

Recent transactions at the same block illustrate the sharp difference between individual units and the broader market. A five-room flat on the first to third floors sold for S$1.33 million in July 2026, while another five-room unit on the 16th to 18th floors changed hands for S$1.068 million in March 2021.

The latest sale was therefore S$258,888 above the July transaction despite involving a comparable 1,249 sq ft unit.

The wider Kallang/Whampoa market also shows a significant gap between premium newer developments and older resale flats. Recent September transactions included a five-room unit at Towner Road that sold for S$1.138 million, while other five-room flats at Jalan Batu, Whampoa Road and Kent Road changed hands for between S$920,888 and S$1.035 million.

Over the previous 12 months, five-room resale flats across Kallang/Whampoa had a median price of about S$970,000 based on 134 transactions. The new S$1.588 million record therefore sits substantially above the town-wide median.

Location is another factor behind the premium commanded by Kallang Trivista. The development is close to Kallang MRT station and amenities around Upper Boon Keng Road. Its location also provides access to the Kallang River and the surrounding park connector network.

The development’s newer lease profile, limited number of five-room units and location near established transport and amenities have contributed to its position among the area’s highest-priced HDB resale properties.

The latest transaction also continues a trend of premium five-room flats in the Boon Keng and Upper Boon Keng area commanding prices above the wider Kallang/Whampoa market.

The record highlights how HDB resale prices can vary significantly even among flats of the same room type. Floor level remains one consideration, but remaining lease, development age, unit size, scarcity and location can also influence the price buyers are willing to pay.

With the S$1.588 million transaction now setting a new benchmark, attention will turn to whether another premium five-room flat in Kallang/Whampoa can eventually surpass it — and whether more newer, long-lease HDB units will continue pushing the area’s resale price ceiling higher.
