SEOUL — South Korean actor Byeon Woo-seok is making headlines for a major real-estate purchase after reportedly acquiring a luxury residence in one of Seoul’s most exclusive neighborhoods for ₩13 billion, or about US$9.4 million.
The Lovely Runner star reportedly purchased a 235-square-meter unit at Hannam The Hill, a prestigious residential complex in Seoul’s Hannam-dong, with the transaction reportedly completed without a registered mortgage. That has led Korean media to describe the purchase as an all-cash deal.
The reported purchase was completed in September, following an agreement made earlier this year, according to property-registration information cited by Korean media.
From Rising Actor to One of Korea’s Most In-Demand Stars
The eye-catching property purchase comes just two years after Byeon Woo-seok experienced a dramatic jump in popularity through the 2024 hit drama “Lovely Runner.”
His portrayal of Ryu Sun-jae transformed him from a steadily working actor and model into a major Hallyu star, generating a large international following.
Since then, his commercial profile has expanded significantly, with the actor appearing in numerous advertising and brand campaigns.
That rise has now been reflected in one of Seoul’s most expensive residential markets.
Inside the Reported ₩13 Billion Purchase
The property is located at Hannam The Hill, an upscale 32-building residential complex in Hannam-dong, an area known for luxury residences and celebrity homeowners.
Mansion Global also reported that Byeon purchased a home in the complex for ₩13 billion, equivalent to roughly US$9.7 million using its conversion. The slight difference from the US$9.4 million figure reported elsewhere reflects exchange-rate differences rather than a different purchase price.
The absence of a registered mortgage is what has fueled reports that Byeon paid the purchase price without financing.
That detail, however, should not automatically be interpreted as proof that the money came exclusively from his advertising work. Public property records can establish the transaction and registered mortgage status, but they do not provide a complete breakdown of an individual’s income or assets.
The “Lovely Runner” Effect
Byeon’s career trajectory has been striking.
Before Lovely Runner, he had built his résumé through modeling and supporting acting roles. The 2024 time-travel romance dramatically expanded his recognition in South Korea and overseas.
His popularity has continued into 2026. He stars alongside IU in MBC’s drama “Perfect Crown,” another high-profile project that has attracted considerable attention since its announcement.
The combination of acting projects, endorsements and his growing international profile has helped turn Byeon into one of the most recognizable younger stars in Korean entertainment.
A New Symbol of His Career’s Growth
The Hannam The Hill purchase therefore carries significance beyond the price tag.
For a star whose breakthrough came relatively recently, a ₩13 billion luxury-home purchase represents another visible marker of how dramatically his professional standing has changed.
It also places him among the growing list of Korean celebrities associated with Seoul’s high-end real-estate market.
Still, the reported transaction should be viewed as a property purchase rather than a direct measure of his net worth. Neither the purchase itself nor the lack of a registered mortgage provides a complete picture of his finances.
What is clear is that Byeon Woo-seok’s career has entered a very different phase from the one he occupied before Lovely Runner.
From model and supporting actor to international drama star—and now reported owner of a ₩13 billion Seoul residence—the transformation has been remarkably fast.
And with “Perfect Crown” adding another major project to his résumé, Byeon’s rise may not be finished yet.
