QUEZON CITY, Philippines — A major residential development is steadily taking shape in one of Quezon City’s most strategically connected areas, as Robinsons Land Corp.’s residential arm, RLC Residences, pushes ahead with construction of its four-tower MIRA condominium project in Barangay San Roque.
Located along Mirasol Street near Cubao, MIRA is being positioned as a family-oriented residential community designed around accessibility, flexible living spaces and amenities for different stages of family life.
The latest construction update shows that work is already well underway, with Tower 1 targeted for completion in February 2031 and Tower 2 scheduled for June 2031, according to a September 3 report by InsiderPH.
Four towers planned for the Quezon City site
MIRA is planned as a four-tower residential development, although only the first two towers have so far been introduced to the market.
Tower 1 was launched in April 2024, followed by Tower 2 in July 2024. RLC has described the development as a family-centric project intended to accommodate both young and growing households.
Government environmental documents for the project identify the site at approximately 9,583 square meters, with the proposed development comprising four residential towers and a total gross floor area of about 160,413 square meters.
Why the location is drawing attention
The project’s biggest selling point may be its location.
MIRA sits in Barangay San Roque, close to Cubao, one of Quezon City’s established commercial and transportation centers. RLC’s own project information lists nearby destinations including Ali Mall, SM City Cubao, Gateway Mall and Farmers Market, while transport connections include the LRT-2 and MRT-3 Cubao areas and the Araneta City Bus Port.
The development is also positioned near major educational institutions, including Ateneo de Manila University, the University of the Philippines Diliman and the Technological Institute of the Philippines, making the location particularly relevant to households prioritizing access to schools and universities.
BusinessWorld reported in May 2026 that MIRA could also benefit from major transportation infrastructure projects, including the MRT-7 and Metro Manila Subway, as Metro Manila continues to expand its transport network.
Designed around modern family living
MIRA offers a mix of studio, one-bedroom and two-bedroom units, including configurations with balconies. RLC Residences has also incorporated smart-home-ready features into the development.
Its amenity lineup is designed to go beyond traditional condominium facilities, with spaces that include swimming pools, fitness and wellness areas, children’s facilities, a pet park and indoor and outdoor recreational areas.
Earlier project materials also highlighted flexible unit configurations intended to allow homeowners to adapt their spaces as their household requirements change.
Demand emerged early
The project attracted strong buyer interest following its launch.
RLC Residences previously reported that Tower 1 reached roughly 79% to 80% sales within its initial months on the market, with studio and one-bedroom units among those seeing strong demand. The developer subsequently opened Tower 2 as part of MIRA’s first phase.
That early sales performance comes as property buyers increasingly place greater importance on location, accessibility and proximity to everyday necessities, according to property-sector reports published in 2026.
The bigger picture for Quezon City property
MIRA’s progress reflects a broader trend in Metro Manila real estate: developers are increasingly competing not only on unit size and amenities, but also on how efficiently a residential address connects residents to schools, workplaces, commercial centers and transportation.
For MIRA, that equation is particularly significant because of its proximity to Cubao and the wider Quezon City urban network.
As construction continues, attention will now turn to the next phases of the four-tower development—and whether the project’s location and family-oriented design can sustain buyer interest as the first two towers move toward their 2031 completion targets.
For prospective homeowners and investors, the bigger question may no longer be whether another condominium is rising in Quezon City, but how much the area could change by the time MIRA’s first residents begin moving in.
