SINGAPORE — A five-room HDB flat at The Pinnacle@Duxton has been sold for a record S$1.701 million, setting a new price benchmark for five-room resale flats in Singapore’s Central Area despite not being located near the top of the development’s 50-storey tower.

The 1,151 sq ft unit at 1B Cantonment Road was sold in September and is located between the 28th and 30th floors. The transaction works out to approximately S$1,477 per square foot.

New record surpasses higher-floor sale

The latest transaction beat the previous five-room record at the same block by S$71,000.

That earlier record involved a smaller 1,130 sq ft unit located between the 43rd and 45th floors, which was sold for S$1.63 million in May.

Despite being much higher in the 50-storey tower, the previous unit sold for less than the latest record-breaking flat.

Mid-level unit commands premium price

One of the most striking aspects of the latest sale is its floor level.

The flat sits between the 28th and 30th floors, placing it well below the highest units in the landmark development.

The price suggests that factors beyond floor level — including unit size, location, scarcity and buyer demand — can play a major role in determining resale values at The Pinnacle@Duxton.

The latest unit is 21 sq ft larger than the previous S$1.63 million record-holder, although the relatively small difference in size alone does not fully explain the S$71,000 price gap.

All top five Central Area sales come from Pinnacle@Duxton

The Pinnacle@Duxton dominates the list of the five highest-priced five-room resale transactions in the Central Area.

The top transactions include:

  • S$1.701 million — 1B Cantonment Road, 28th to 30th floors
  • S$1.63 million — 1B Cantonment Road, 43rd to 45th floors
  • S$1.6 million — 1G Cantonment Road, 49th to 51st floors
  • S$1.59 million — 1A Cantonment Road, 40th to 42nd floors
  • S$1.58 million — 1D Cantonment Road, 34th to 36th floors

All five transactions came from flats at the iconic HDB development.

Five-room flats remain relatively scarce

The limited number of five-room units may also be contributing to the strong prices.

Block 1B has only 88 five-room flats, compared with 176 four-room units.

The relative scarcity of larger flats at the centrally located development has helped support demand among buyers seeking spacious public housing close to Singapore’s city centre.

Prices have climbed sharply

Resale prices at the block have risen significantly over the past few years.

A 1,130 sq ft flat between the 28th and 30th floors sold for S$1.42 million in December 2023.

A similarly sized unit on the same floor range then changed hands for S$1.55 million in October 2025.

The latest S$1.701 million transaction marks another significant increase in the price ceiling at the development.

Still below Singapore’s overall HDB record

Despite setting a new benchmark for five-room flats in the Central Area, the S$1.701 million sale is not Singapore’s most expensive official HDB resale transaction.

A five-room flat at City Vue @ Henderson in Bukit Merah sold for S$1.728 million in April 2026.

However, the Pinnacle@Duxton flat achieved the highest price per square foot among the recent S$1.7 million-plus transactions highlighted in the latest property data.

Why buyers are still paying premium prices

The Pinnacle@Duxton remains one of Singapore’s most distinctive public housing developments because of its central location, striking architecture and large units.

The development also has approximately 83 to 84 years remaining on its 99-year lease, which means buyers can generally still access standard financing arrangements.

Its location near Tanjong Pagar and the city centre continues to make it attractive to buyers willing to pay a premium for a large resale HDB flat in a prime area.

A five-room flat at The Pinnacle@Duxton has set a new Central Area record after selling for S$1.701 million.
