A major transformation is coming to Singapore’s River Valley as Frasers Property and Japan’s Mitsubishi Estate join forces to redevelop Valley Point and Frasers Suites Singapore into a new 999-year mixed-use riverfront destination.
The redevelopment will replace the existing properties along River Valley Road with a project featuring approximately 407 luxury residences and sky villas, alongside a new 184-unit Fraser Suites serviced residence and a mix of dining, retail and lifestyle offerings.
The project is targeted to launch in 2027 and be completed by 2031, with a maximum allowable gross floor area of about 54,309 square metres. Frasers Property will hold a 51% stake in the joint venture, while Mitsubishi Estate will hold 49%.
But before the new landmark rises, the existing sites are set for a major change.
Valley Point and Frasers Suites Singapore are expected to cease operations on March 31, 2027, clearing the way for the redevelopment.
The site has a long connection to Singapore’s River Valley area, dating back to 1877. According to Frasers Property, the location was once home to Fraser & Neave’s first aerated-water canning facility in Southeast Asia before becoming the site of the first Frasers Hospitality serviced residence for extended stays in 1998.
The future development is planned around riverfront living, hospitality and lifestyle experiences, with connections to nearby destinations including Great World, Robertson Quay, Boat Quay, Chinatown and the Civic District. Great World MRT station is about an eight-minute walk away, according to the developers.
The redevelopment is also the latest collaboration between Frasers Property and Mitsubishi Estate. The companies previously partnered on a residential site at Kallang Close, highlighting their expanding cooperation in Singapore’s property market.
For River Valley, the project signals more than the replacement of two existing properties. It marks the next chapter for a historic Singapore River address, combining residences, serviced accommodation, retail and lifestyle spaces in a single 999-year development.
And with construction planned to begin following the 2027 launch, one of Singapore’s familiar River Valley landmarks is about to disappear — making way for a completely new destination by 2031.
