Queenstown 4-Room HDB Flat Sets New $1.388 Million Record — Despite Being on a Lower Floor

A four-room HDB flat in Singapore’s Queenstown has set a new record after selling for $1.388 million, despite being located on a lower floor than the previous record-holder.

The Premium Apartment at 94 Dawson Road, part of SkyParc @ Dawson, changed hands for $1.388 million on Sept. 19. Measuring about 980 sq ft, the unit is on the 19th to 21st storeys and works out to about $1,417 per sq ft.

The transaction surpasses the previous Queenstown record for a four-room flat, which stood at $1.38 million. That earlier sale involved a larger 1,023 sq ft Premium Apartment Loft at 90 Dawson Road in neighbouring SkyTerrace @ Dawson, located on the 34th to 36th storeys and sold in August 2024.

The latest sale is notable because the new record was achieved despite the flat being on a significantly lower floor. It also comes as newer resale flats in mature estates continue to command substantial premiums because of their relatively young leases, location and modern layouts.

SkyParc @ Dawson consists of Blocks 94, 95 and 96 Dawson Road, with 99-year leases commencing in 2021. Block 94 contains 122 three-room flats and 148 four-room flats. The development is close to the Dawson precinct’s amenities and is within reach of Queenstown and Redhill MRT stations.

The same block had already recorded a strong transaction earlier this year. In June, a similarly sized four-room flat of about 980 sq ft on the 28th to 30th storeys sold for $1.23 million, meaning the latest deal was about $158,000 higher.

Other recent transactions show how sharply prices can differ depending on floor level, location and flat attributes. Four-room flats in Queenstown recorded several transactions above $1.18 million in September, while the latest $1.388 million sale sits well above the town’s recent median for the flat type.

The record also comes against a broader HDB resale market that has been showing signs of moderation. Analysts have pointed to increased supply from newer flats reaching their minimum occupation periods, economic uncertainty and competition from new BTO flats as factors affecting resale prices. At the same time, newer homes in sought-after mature estates such as Queenstown continue to attract premium valuations.

Queenstown has remained one of Singapore’s strongest locations for million-dollar HDB transactions. The latest deal shows that even within the same neighbourhood, newer flats with attractive locations and features can command prices far above the broader market — raising fresh questions about just how high resale values for newer Dawson homes can go.
