BACOLOD CITY, PHILIPPINES — Property giant Megaworld Corporation has stepped up efforts to attract homebuyers in the Visayas, offering special purchase incentives on selected condominium units and residential lots in Iloilo, Negros Occidental and Cebu through the Pag-IBIG Fund National Housing Expo 2026.
The limited-time promotion covered eligible properties with contract prices not exceeding ₱30 million at four of Megaworld’s integrated township developments.
The participating communities were Iloilo Business Park in Iloilo City, The Upper East in Bacolod City, Northill Gateway in Talisay City and The Mactan Newtown in Lapu-Lapu City, Cebu.
Depending on their payment arrangements, buyers could qualify for additional savings, preferential purchase terms and incentives involving Pag-IBIG Fund financing.
However, the offer was available only for new purchases made during the October 27–28 housing expo at the SMX Convention Center in Bacolod City.
Reservations under the expo-specific promotion were accepted until midnight on October 28.
As of October 29, the exclusive reservation window has already closed.
The promotion highlights Megaworld’s push to attract more buyers to its provincial townships as the property industry navigates changing demand, borrowing costs and concerns about housing affordability.
But the larger question remains.
Can special purchase terms and government-backed housing financing bring Megaworld’s Visayas properties within reach of more Filipino families—or will the high cost of premium township homes remain the biggest obstacle?
MEGAWORLD BRINGS PROPERTY INCENTIVES TO BACOLOD HOUSING EXPO
Megaworld participated in the Pag-IBIG Fund National Housing Expo 2026 held on October 27 and 28 at the SMX Convention Center in Bacolod City.
The event brought together residential developers, government housing officials and prospective homebuyers.
Megaworld offered special terms for selected ready-for-occupancy condominium units and residential lots in its Visayas townships.
The incentives were designed for customers making new purchases during the expo.
According to the company’s announcement, buyers could receive additional savings depending on their selected payment arrangements.
These included full payment shortly after reservation and financing arrangements involving Pag-IBIG Fund.
However, the developer did not publish a universal discount percentage applicable to all eligible properties.
The actual savings therefore depended on the unit, buyer eligibility and transaction terms.
THE ₱30-MILLION FIGURE IS A PROPERTY PRICE LIMIT
One of the most important details concerns the ₱30-million figure.
Megaworld said the special expo offers covered eligible properties with contract prices not exceeding ₱30 million.
This is a maximum eligible property price.
It does not mean that Megaworld was offering a ₱30-million discount.
It also does not establish that every property included in the promotion was priced at ₱30 million.
Individual condominium units and residential lots may have different prices depending on location, size and other characteristics.
The company’s reports did not provide a complete verified price list for the participating properties.
Homebuyers should therefore evaluate the actual contract price of the selected property rather than relying on the promotional ceiling.
FOUR MAJOR VISAYAS TOWNSHIPS FEATURED
The limited promotion covered four Megaworld township developments.
These were Iloilo Business Park, The Upper East, Northill Gateway and The Mactan Newtown.
Each township represents a different residential and commercial market.
Iloilo Business Park serves buyers interested in the Iloilo City market.
The Upper East and Northill Gateway target different areas of Negros Occidental.
The Mactan Newtown is located in Lapu-Lapu City, Cebu, near important tourism and commercial destinations on Mactan Island.
Megaworld’s township strategy combines residential developments with selected commercial, retail, hospitality and other facilities.
However, buying into a township does not automatically guarantee property appreciation or rental income.
Those outcomes depend on local demand and the financial performance of the specific property.
SIX ILOILO BUSINESS PARK DEVELOPMENTS INCLUDED
In Iloilo City, the promotion covered selected units at six residential developments inside Iloilo Business Park.
These were:
- The Pinnacle
- The Palladium
- Lafayette Park Square
- Saint Dominique
- One Madison Tower 2
- One Madison Tower 3
The selection highlights Megaworld’s established condominium portfolio within its Iloilo township.
Iloilo Business Park is a mixed-use development in Mandurriao, Iloilo City.
It incorporates residential, office, hotel, retail and commercial uses.
For property buyers, the appeal may include proximity to workplaces, shopping areas and hospitality facilities.
But buyers should examine each condominium development individually.
Unit sizes, completion status, association dues, financing arrangements and ownership costs can differ substantially.
BACOLOD’S THE UPPER EAST OFFERS THREE RESIDENTIAL OPTIONS
In Bacolod City, the expo promotion covered selected units at The Upper East.
The participating developments were One Manhattan, One Regis and Two Regis.
The Upper East is one of Megaworld’s major integrated township projects in Negros Occidental.
It combines residential development with commercial and lifestyle facilities.
The township is part of the developer’s continuing expansion in Bacolod.
For buyers, condominium ownership may provide access to a residential property within a planned mixed-use community.
However, investors should distinguish between personal-use value and potential investment returns.
Rental demand, property management costs and future resale values cannot be guaranteed by promotional pricing alone.
FORBES HILL LOTS IN TALISAY CITY ALSO FEATURED
The promotion also covered residential lots at Forbes Hill within Northill Gateway in Talisay City, Negros Occidental.
This option differs from the ready-for-occupancy condominium units offered in the other developments.
A residential lot typically involves different ownership and development considerations.
A buyer may need to budget separately for construction, permits and eventual property maintenance.
The cost of acquiring a lot is not necessarily the total cost of completing a home.
Buyers should review any subdivision restrictions, design guidelines, construction requirements and applicable fees.
The expo announcement did not provide a universal construction package or guarantee that every eligible lot included a completed house.
FOUR MACTAN NEWTOWN DEVELOPMENTS INCLUDED IN CEBU
In Cebu, buyers could choose from selected condominium units at The Mactan Newtown in Lapu-Lapu City.
The participating developments were:
- One Pacific Residence
- One Manchester Place
- La Victoria Global Residences
- The Pearl Global Residences
The Mactan Newtown is a mixed-use township associated with residential, office, retail and tourism-related activities.
Its location on Mactan Island may appeal to buyers who want access to the wider Cebu metropolitan area.
However, location advantages should be evaluated against travel requirements, ongoing expenses and the actual condition of the selected property.
A promotional offer should not replace normal property due diligence.
CASH BUYERS COULD RECEIVE ADDITIONAL SAVINGS
Megaworld’s announcement identified additional incentives for customers choosing a cash payment arrangement.
Buyers who paid the full property purchase price within 30 days after reservation could qualify for additional savings.
However, the actual discount amount was not publicly specified.
The offer should therefore not be represented as a guaranteed 10%, 20% or other fixed reduction.
Payment of the full purchase price within 30 days can require substantial available funds.
Buyers should ensure that the transaction remains suitable for their financial circumstances.
Even when a cash discount is available, purchasers should review the contract price, taxes, documentation fees and other applicable expenses.
PAG-IBIG FINANCING ADDED ANOTHER PURCHASE OPTION
Megaworld also offered special arrangements for buyers who intended to use Pag-IBIG Fund housing financing.
Under the expo promotion, qualified buyers obtaining Pag-IBIG financing by December 2026 could access certain special terms associated with the developer’s cash-term arrangement.
Other buyers choosing deferred payments could qualify for incentives if the transaction was completed through Pag-IBIG financing by December 31.
However, the financing conditions must be distinguished from the reservation deadline.
The special expo-only offers were limited to new purchases made during October 27–28.
The later December date concerns completion of qualifying financing arrangements.
It does not automatically reopen the original promotion for customers reserving properties after October 28.
PAG-IBIG HOUSING LOANS CAN REACH ₱10 MILLION
Separate government announcements in July and August confirmed that Pag-IBIG Fund had increased its maximum housing loan amount to ₱10 million for eligible members.
The expanded financing options are intended to help more Filipino households purchase suitable residential properties.
However, the loan ceiling should not be confused with Megaworld’s ₱30-million property-price eligibility limit.
A property may qualify for a developer’s promotional offer without being fully financeable through Pag-IBIG.
For example, a buyer purchasing a property above the approved loan amount would need to address the difference through an appropriate down payment or other permitted financing arrangement.
The exact amount a borrower can obtain depends on eligibility, repayment capacity, property valuation and the fund’s lending rules.
Approval is not automatic.
GOVERNMENT OFFERS PROMOTIONAL HOUSING LOAN RATES
Pag-IBIG’s wider 2026 housing program offers promotional interest rates of 4.5% and 5.75% for qualifying borrowers and loan categories.
Government announcements indicate that the 4.5% rate applies to eligible lower-value housing loans within the program’s defined price or loan ranges.
The 5.75% rate applies to qualifying higher-value open-market loans up to the ₱10-million ceiling.
The promotional rates are fixed for the first three years under the applicable program terms.
They are not necessarily fixed for the entire loan repayment period.
The promotional application period runs through December 31, 2026, subject to eligibility and published requirements.
A separate 3% subsidized rate applies to qualified socialized housing borrowers under government housing programs.
Buyers should not assume that a premium condominium automatically qualifies for the 3% socialized housing rate.
WHY INTEREST RATE TERMS MATTER
Monthly amortization is one of the largest financial commitments involved in purchasing a home.
Lower interest rates can reduce payments during the applicable fixed-rate period.
However, the total cost of a housing loan also depends on the principal amount, repayment period, future interest adjustments and other charges.
A promotional rate that applies only during the first three years does not establish the borrower’s payments for the remainder of the loan.
Purchasers should request a complete loan illustration.
They should examine how payments could change after the promotional period ends.
They should also account for association dues, property taxes, insurance and maintenance costs.
A property is affordable only when the buyer can reasonably manage the full financial obligation.
MEGAWORLD AND PAG-IBIG DEEPEN THEIR PARTNERSHIP
The Bacolod promotion followed Megaworld’s earlier partnership activities with Pag-IBIG Fund.
During the National Housing Expo in Pasay City in October, the developer announced preferential pricing and selected condominium upgrades for qualified buyers.
The arrangement was presented as part of efforts supporting expanded homeownership opportunities.
Participating officials included Megaworld president and CEO Lourdes T. Gutierrez-Alfonso, Pag-IBIG Fund CEO Marilene Acosta and Department of Human Settlements and Urban Development Secretary Jose Ramon Aliling.
The partnership aims to make housing financing and property information more accessible to qualified buyers.
However, the promotional offers announced during the earlier Pasay expo should not automatically be applied to the later Bacolod event.
The free condominium upgrades and hotel raffles described in earlier coverage were separate promotional activities with their own conditions.
The Bacolod announcement focused on selected Visayas properties and payment-related incentives.
WHY MEGAWORLD IS TARGETING THE VISAYAS
Megaworld’s promotion reflects continued interest in provincial real estate markets.
Iloilo, Bacolod and Cebu are important regional centers for business, education, tourism and employment.
The developer’s integrated townships are intended to combine residential spaces with other commercial uses.
Such developments may appeal to buyers seeking convenient access to nearby services.
For property companies, provincial demand can also provide opportunities beyond the Metro Manila residential market.
However, it would be inaccurate to conclude that every Visayas property market is experiencing the same level of demand.
Local conditions, available inventory, pricing and employment trends may differ significantly.
The company’s promotion is a sales initiative, not independent proof that all participating developments are appreciating in value.
MEGAWORLD REPORTS ₱63 BILLION IN FIRST-HALF RESIDENTIAL PRESALES
The Visayas promotion comes after Megaworld reported stronger residential reservation activity in the first half of 2026.
The company announced residential presales of approximately ₱63 billion, representing 15% growth from a year earlier.
Second-quarter bookings also increased.
These figures suggest that the developer continued attracting reservations despite a challenging property market.
However, presales are not the same as cash already collected or fully recognized accounting revenue.
The conversion of reservations into completed purchases depends on payment arrangements, buyer decisions and project delivery.
Promotional incentives may support buyer interest, but the company has not released figures establishing how many additional sales were generated specifically by the Bacolod expo.
FIRST-HALF NET INCOME REACHES ₱12.7 BILLION
Megaworld reported ₱12.7 billion in consolidated net income for January through June 2026, an increase of 5% year over year.
Consolidated revenue reached approximately ₱44.2 billion.
The results were supported by the company’s residential business and recurring-income operations.
Hotel and resort revenue rose 11% to approximately ₱3.1 billion.
Lifestyle mall revenue increased 8% to about ₱3.6 billion.
Office rental revenue grew 5% to approximately ₱7.8 billion.
These figures were confirmed by the company’s Philippine Stock Exchange filing and independently reported by GMA News and The Philippine Star.
They provide context for Megaworld’s financial position.
However, the results precede the October housing expo.
They should not be described as earnings generated by the Visayas promotional campaign.
WHY READY-FOR-OCCUPANCY UNITS MATTER
Ready-for-occupancy properties may appeal to buyers who want to move into a completed unit sooner rather than wait for an unfinished development.
For investors, they may also offer an opportunity to inspect an actual unit before making a purchase decision.
However, a ready-for-occupancy designation does not eliminate the need to examine the property’s condition.
Buyers should verify turnover requirements, utility connections, association rules and applicable documentation.
They should also confirm whether the unit being offered is the exact unit they inspected.
Marketing images may not fully represent the condition or specifications of a particular property.
A property purchase should be based on signed contracts and verified information.
CONDOMINIUM BUYERS MUST CONSIDER ADDITIONAL EXPENSES
The advertised contract price is only one part of the cost of condominium ownership.
Additional expenses may include taxes, transfer charges, registration fees, insurance, association dues and maintenance costs.
Some expenses may be covered by promotional arrangements, depending on the contract.
But buyers should not assume that every charge has been waived.
The developer’s announcement did not specify a universal all-inclusive package for all 14 named residential developments.
Prospective buyers should therefore request a written breakdown of the total amount payable.
This is especially important for buyers who intend to finance their purchases through Pag-IBIG Fund.
Loan approval does not necessarily mean every transaction-related expense is financed.
PROPERTY INVESTORS SHOULD NOT CONFUSE DISCOUNTS WITH RETURNS
A special purchase incentive may reduce a property’s acquisition cost.
However, that does not guarantee an increase in its future market value.
Investment returns depend on several factors.
These include rental demand, occupancy, financing expenses, maintenance costs, taxes and eventual resale prices.
A condominium may experience periods of weak rental demand even within a major township.
Similarly, a residential lot may require years before the surrounding area reaches its expected level of commercial development.
Buyers should evaluate their intended use and financial objectives before committing.
The developer has not disclosed verified rental yields or guaranteed resale returns for the properties covered by the expo.
THE EXPO’S FREE ADMISSION DID NOT MEAN FREE PROPERTY RESERVATIONS
The Pag-IBIG Fund National Housing Expo was open to visitors without an admission charge.
Its operating hours were 10 a.m. to 7 p.m. on October 27 and 28.
The free entry allowed prospective buyers to explore different properties and financing options.
However, free admission does not mean property reservations were free or that all transaction fees were waived.
The announcement did not establish a universal reservation-fee exemption.
Buyers should distinguish between attending a housing event and entering into a binding property purchase agreement.
The latter carries financial obligations and must be reviewed carefully.
WHAT OTHER NEWS OUTLETS CONFIRM
InsiderPH reported the Visayas promotion on October 28, including the eligible townships, payment incentives and reservation deadline.
Panay News also published the details on October 28, identifying the qualifying residential projects and explaining the different payment arrangements.
Digicast Negros documented the announcement on October 27, citing a Megaworld press release.
These publications corroborate the event dates, participating developments and terms disclosed by the company.
For broader financing context, GMA News reported the government’s updated Pag-IBIG housing loan rates and ₱10-million maximum loan ceiling.
The Presidential Communications Office and Philippine Information Agency also confirmed the revised financing terms.
For company performance, GMA News and The Philippine Star independently reported Megaworld’s first-half 2026 earnings.
These sources support the factual context.
However, the local reports about the expo rely principally on Megaworld’s own announcement.
They do not establish the exact discounts received by individual buyers or the number of successful transactions completed.
WHAT HAPPENS AFTER THE OCTOBER 28 DEADLINE?
The exclusive Bacolod expo reservation period has ended.
Buyers who completed qualifying transactions during October 27–28 may still have financing or payment obligations extending into December.
The specific terms depend on their purchase agreements.
However, new buyers should not assume that the same expo-specific incentives remain available after the deadline.
Megaworld may announce other promotions, but those would require separate confirmation.
Interested buyers can inquire through official Megaworld sales channels about current inventory and any active offers.
They should request written terms before making payments.
For Pag-IBIG financing, applicants should verify eligibility, approved loan amounts and applicable rates through official Pag-IBIG channels.
THE BIGGER QUESTION: WILL SPECIAL DEALS BOOST VISAYAS HOMEOWNERSHIP?
Megaworld’s Visayas housing expo campaign highlights the growing role of developer incentives and government-backed financing in the Philippine property market.
The promotion offered prospective buyers access to selected condominium units and residential lots across four major township communities.
Its payment arrangements were designed to appeal to customers with different financing preferences.
The partnership with Pag-IBIG also provides a route for qualified borrowers to explore housing loans.
But substantial challenges remain.
The eligible properties could carry prices as high as ₱30 million.
Pag-IBIG’s standard expanded loan ceiling is ₱10 million.
Actual affordability therefore depends on the buyer’s income, available savings, financing approval and total ownership expenses.
The real test is whether promotional incentives lead to financially sustainable homeownership rather than simply encouraging buyers to commit during a short sales window.
And as Megaworld continues marketing residential properties across the Visayas, one question remains:
Will its special payment arrangements and Pag-IBIG partnership bring more Filipinos closer to owning homes in Iloilo, Bacolod and Cebu—or will the gap between premium property prices and household purchasing power remain the biggest obstacle?
